This session would address the ins and outs of quiet title actions, the instances in which quiet title actions can and should be pursued, as well as the procedures for doing so.
Confessions of Judgment – The Good, The Bad, and The Ugly
A comprehensive review of confessions of judgment, including the negotiation and drafting of the cognovit clause; filing, perfecting and serving the judgment; Petitions to Open and Strike; enforcement of the judgment; and issues on appeal. The course will offer practical strategies, as well as course materials with extensive statutory and case citations, and forms.
Emerging Environmental Issues and Their Impact on Real Estate Transactions
Real estate transactions can be delayed or adversely impacted by new or inconsistent environmental laws emerging at the federal, state, and local level. For example, in 2024, EPA has promulgated several new regulations on a group of chemicals referred to as PFAS (per- and polyfluoroalkyl substances), or “forever chemicals.†PFAS have been used widely in industry and consumer products, and have been detected in soil and groundwater at sites throughout the country. EPA recently designated two PFAS compounds as “hazardous substances†which could greatly complicate real estate transactions and give rise to liability at many sites. At the state and local level, real estate practitioners also need to be aware of new requirements regarding building energy efficiency or even renewable energy requirements. This session will provide an overview of several emerging environmental issues, discuss the potential impacts on real estate transactions, and identify strategies to reduce risk.
11:00 – 12:00 The De Minimis Doctrine and Use Variances- A New Perspective
The De Minimis Doctrine is a legal principle that allows for minor infractions or deviations from established rules or regulations to be disregarded due to their insignificant nature. The doctrine operates under the assumption that some breaches are so trivial that they do not warrant judicial scrutiny or enforcement action. Essentially, it provides a way to bypass strict regulatory compliance when the infraction is negligible and does not significantly impact the overall intent of the law or regulation. Join us we review the historic application of the doctrine and take a look at the Soland, et al, v. Zoning Hearing Board of East Bradford Township, et al which illustrates a pivotal moment in applying this doctrine to zoning disputes. We’ll also discuss practical application and considerations and tips for your next use variance request.
Title Insurance for Construction Loans
This CLE will cover title insurance issues related to construction loans. In 2014 the Pennsylvania legislature adopted amendments to the Mechanic’s Lien Law of 1963 to address case law (Commerce Bank/Harrisburg, N.A. v. Kessler) which determined that mechanic’s liens had priority over construction loans if any of the proceeds of that loan did not go to “hard costs”. Ten years later there is still confusion as to when there is a “break” in the chain of title with respect to mechanic’s liens and the requirements for insuring over these invisible liens. This CLE will address each scenario and how title insurance is utilized to insure over the risk of mechanic’s liens.
Risk Management for Real Estate Attorneys: How To Avoid Ethical Problems and Best Protect Yourself While Also Serving Your Clients
This program will not be a lecture full of slides. Instead, it will be a group discussion led by an attorney who defends other attorneys in professional liability matters. Topics will include not just risks for attorneys in the real estate space, but solutions to prevent those risks, or ways to mitigate them should they arise. The program will cover issues important for those handling all aspects of real estate practice. Learning objectives include better use of engagement letters to avoid risks; the current rise in wire fraud claims, and how to avoid such claims; and how to best protect yourself from ethical issues arising from conflicts of interest, among other topics.
1:00 – 2:00 Reviewing the PAR forms after the NAR Class Action Settlement
This session will review changes to the PAR listing, buyer agency and the Agreement of Sale forms in use around the state and changes to the brokerage practice after the National Association of Realtors class action settlement.
Negotiating a Commercial Real Estate Agreement of Sale
This session examines the elements of a commercial agreement of sale, with drafting tips and examples of provisions customarily included in such agreements primarily from the perspective of the purchaser. The program will include a discussion of contingencies and matters specific to Pennsylvania commercial real estate transactions such as bulk sale and assignment/novation relating to realty transfer tax issues. The program will include an interactive discussion between the presenters.
Navigating Philadelphia Licenses and Inspections procedures
This one-hour course will cover navigating a client through Philadelphia’s Licensing and Inspection Department

What's Up with Artificial Intelligence? – Ethics
This session will explore AI and its impact on real estate lawyers. The faculty will examine the PBA's ethics opinion on AI as well as examine some of the tools available to real estate lawyers to improve the efficiency of law practice. We will also discuss some of the AI tools being used by real estate professionals.
3:30 – 4:30 Rights, Risks, and Remedies for Residential Construction Projects in Pennsylvania
Program will focus on residential construction and remodeling projects in Pennsylvania. Presentation will be from the perspective of the owner of the property. Will address the relationship between the owner and contractor. Topics will include contracting considerations on new residential construction and remodeling projects, performance, payment, warranties, latent deficiencies, and mechanic's lien considerations.
Ethics
As disclosure requirements and the use of broad anti-fraud integration clauses permeate both residential and commercial real estate transactions (and resulting litigation), what clients know and/or what their counsel advise them to disclose and not disclose become central issues, with overriding ethical considerations to consider. Is there really any such thing as “AS-IS” in Pennsylvania and can counsel actually advise their clients not to disclose to buyers defects they know exist? Using hypotheticals, the panel will review the issues and the ethical considerations of which counsel should at least be aware.
Understanding Virtual Land and Digital Twin Properties
As the world continues to lean toward virtual experiences and Web3, real estate practitioners must prepare for practice models that involve emerging technologies. In this course, attorneys will learn the basics of virtual land and digital twin properties, and how these digital assets may be involved in the transaction of “real” land and buildings.
This session will include a practical experience with Meta Quest VR devices.

Blair H. Granger, Esq.
Mr. Granger is a shareholder in The Granger Firm in Paoli, where he concentrates his practice on real estate issues. The firm actively handles litigation involving title disputes, construction defects, failure to disclose and failed real estate deals in the state and federal courts of Pennsylvania. Clients include real estate and commercial brokerages, developers, builders, landlords, tenants, homeowners, business owners and individuals engaged in sophisticated transactions or litigation. Mr. Granger handles claims on behalf of several major title insurers for their insured owners and lenders and has litigated numerous complex title claims. He is a frequent lecturer for attorneys and other real estate professionals on real estate topics. Mr. Granger has served as the course planner and/or lecturer for numerous PBI seminars, including: Litigating the Failed Real Estate Deal; Advanced Title Insurance Issues; Marking Up Title and Handling Title Issues at Settlement; Title Insurance: From Commitment to Claim; Boundary Law in Pennsylvania; Trial Tactics; Handling the Failure to Disclose Case; Handling the Residential Construction Litigation Case; The Uniform Construction Code; and the annual Year in Review at the Real Estate Institute. He has taught several real estate courses for consumers at Montgomery County Community College. Mr. Granger has published numerous articles on real estate related topics for the Pennsylvania Law Journal and for the title industry in Common Ground magazine. He received his B.S. in Business Administration from the University of Pennsylvania and his J.D. from Villanova University School of Law.
Melissa S. Blanton, Esq.
Ms. Blanton is a partner at the law firm of Schnader Harrison Segal & Lewis LLP, member of the firm’s Executive Committee, chair of the firm’s Finance Practice Group and a member of the Real Estate Practice Group. She represents financial institutions in various types of residential, retail and office development projects, syndicated secured real estate credit facilities and the structuring, drafting and negotiation of workout and forbearance agreements. Ms. Blanton also represents investors and institutional clients in complex real estate sales and acquisitions and has significant experience representing landlords and tenants in commercial leasing transactions. She received her J.D., cum laude, from Dickinson School of Law of the Pennsylvania State University and her B.S., summa cum laude, from Kutztown University of Pennsylvania. Ms. Blanton is admitted to practice in Pennsylvania, New Jersey and before the U.S. District Court for the Eastern District of Pennsylvania. She is a member of the Forum of Executive Women and is a Child Advocate Attorney for the Support Center for Child Advocates. Ms. Blanton was included in the 2021 edition of The Best Lawyers in America, has been selected as a “Pennsylvania Super Lawyer Rising Star” for real estate, 2010-2018 and was one of Pennsylvania’s “Lawyers on the Fast Track” by The Legal Intelligencer in 2013. Ms. Blanton was also recognized by the Arts & Business Council of Greater Philadelphia as the “Business on Board Volunteer Leader of the Year” in 2013. Ms. Blanton currently serves on the Board of Directors for Fleisher Art Memorial and Perkins Center for the Arts.
Jeffrey P. Lewis, Esq.
Mr. Lewis is a member of Eckert Seamans Cherin & Mellott, LLC and practices in its Philadelphia office. He graduated from Ithaca College, cum laude, in 1975 and received his J.D. from the Dickinson School of Law (now part of the Pennsylvania State University) in 1978. Mr. Lewis is a former Co Vice-Chair of the PBA Professional Liability Committee. On behalf of that committee he has lectured on professional liability issues to various local bar associations. He also has lectured for P.B.I on legal professional liability and ethics issues on an annual basis. Most recently he co-presented the ethics segment of the PBI Real Estate Institute program in Philadelphia and the professional liability segment of the PBI program, The Year In Review For the General Practitioner 2019, presented in Mechanicsburg and transmitted as a satellite program to county bar associations across the state. He co-authored with Jeffrey Albert an article for The Legal Intelligencer, The American Law Institute’s Restatement Of The Law Governing Lawyers Provides New Guidance On Attorney Liability, March 16, 1998 issue. He also co-authored with Jeffrey Albert, Legal Malpractice in Estate Planning and Taxes: The Inevitability of Death, Taxes and Malpractice, a chapter appearing in Malpractice Avoidance, You Be the Judge–Part Two, a PBI publication published in 2000. From 2006 through 2019, Mr. Lewis wrote the monthly column on Avoiding Legal Malpractice in the Pennsylvania Bar News, a PBA publication, for which The Pennsylvania Bar Association Board of Governors bestowed a PBA Special Achievement Award in 2013 and for which he will be presented the PBA President’s award later this year. He is a member of the American, Pennsylvania and Chester County Bar Associations. For C.C.B.A. he has served on its board of directors as well as chairman of its C.L.E., Judicial Evaluation and Membership Committees at various times, and is a former delegate from Zone 9 to the PBA House of Delegates. Mr. Lewis served on the Board of Directors of Legal Aid of Chester County, Inc. from 1996 until its merger with other county programs in 2001 to create Community Impact Legal Services, Inc., where he served as its first president, and Legal Aid of Southeast Pennsylvania, Inc., where he served on the Board of Directors until 2011. Mr. Lewis served on the Advisory Committee of the Villanova University Paralegal Education Program from 1986-2011. He has served as a member of the Legal lntelligencer’s editorial board from 1997-2016. His practice is limited to civil litigation, with a concentration in professional liability defense, including the defense of prosecutions by the Disciplinary Board of the Supreme Court of Pennsylvania and Dragonetti actions, and as well as intellectual property litigation.
Darwin R. Beauvais, Esq.
Darwin is a partner in Obermayer’s Business & Finance Department where his practice focuses on zoning and land use as well as local government affairs. Darwin represents real estate owners, developers, and investors in a wide variety of development and construction projects including residential, commercial, corporate, and alternative energy. He is certified by the U.S. Green Building Council as a Leadership in Energy and Environmental Design Accredited Professional (LEED® AP). This designation gives him an industry-leading understanding of green building practices and principles. In his practice, Darwin works closely with elected officials and municipal agencies for the benefit of his clients. Throughout his career, Darwin has been recognized by his peers and the legal community for his exceptional work. Elizabeth Baldwin PE
Ms. Baldwin is the Chief Code Official for the Philadelphia Department of Licenses and Inspections and has served with the Department for thirteen years. Most of this time was spent with the Permit Services Division, with a primary focus on engineering services, plan review, and process management. Ms. Baldwin began her career with Licenses & Inspections as a Plans Examiner and, most recently, served as the Director of Permit Services. Ms. Baldwin holds a B.S. in Civil Engineering from Drexel University. She is a Pennsylvania registered professional engineer and certified building code official.
H. Jeffrey Brahin, Esq.
Mr. Brahin is the owner and founder of Brahin Law Offices. He concentrates his practice in the area of real estate and commercial litigation, transactional real estate and corporate and general civil litigation. Mr. Brahin represents numerous landlords, tenants, property management companies and condominium associations in landlord/tenant litigation, litigation regarding options, adverse possession, partition, foreclosures, mechanics liens, the Real Estate Seller Disclosure Act, actions to quiet title and the Commercial Real Estate Broker Lien Act. He also handles commercial real estate acquisitions, sales, leasing and financing and represents a wide variety of companies and individuals in commercial litigation matters, including covenants not to compete, partnership and shareholders disputes, debt collection, trade name litigation and the Uniform Commercial Code. Mr. Brahin has a corporate practice that involves entity formation and dissolution, mergers and acquisitions, employment agreements, business-to-business contracts, joint venture agreements, and security agreements. He handles litigation throughout eastern and central Pennsylvania. Mr. Brahin has been the Co-Course planner for the Bucks County Business law institute for the past five years and was appointed by the Court to the Bucks County Injunction Practice panel. Rosemary J. Loverdi, Esq.
Ms. Loverdi is a partner in the Real Estate Practice Group at Dilworth Paxson LLP, where she has spent her entire legal career. She represents real estate developers, family-owned real estate investment funds, retailers, manufacturers, and other middle-market companies in commercial real estate transactions. In the public sector, she has advised economic development agencies and state authorities in procurement matters, including structuring requests for proposals (RFPs), and has also represented public and quasi-public entities in real estate transactions. Ms. Loverdi regularly counsels clients in leasing, acquisition, construction, and financing matters. Her engagements have included mixed-use developments, condominium projects, multi-tenant and single-user office, warehouse, and shopping center retail leasing. Ms. Loverdi has also structured joint ventures for project development. She has represented both landlords and tenants, lenders and borrowers, and sellers and purchasers of real estate and therefore has an understanding of the concerns of both parties to a transaction. In 2020, Ms. Loverdi was President of CREW Greater Philadelphia, the Philadelphia chapter of Commercial Real Estate Women (CREW), and served on the Board from 2015 through 2021. She was a member of the March of Dimes Transportation, Building & Construction Awards Luncheon Board for four years, and was the co-chair of the Development Committee for Green Building United (formerly Delaware Valley Green Building Council) from 2015-2016. She is also a member of The Forum of Executive Women, the Audit and Budget Subcommittee of The Union League of Philadelphia, and the board of the American Heart Association Go Red for Women Campaign in Philadelphia.
Eric Berkowitz
Eric Berkowitz, a Senior Associate with JLL, provides real estate advisory services to clients throughout the Philadelphia Region. He specializes in portfolio management, dispositions, site selection, transaction management and strategic planning. Eric is well versed in leveraging the enormous resources within JLL for the benefit of his clients. Prior to joining JLL in 2021, Eric served as Senior Transaction Manager and Chief of Staff at Dilworth Paxson LLP and Reed Smith LLP. He played a lead role in over 1600 complex structured finance transactions and was responsible for cultivating relationships with the firm’s top revenue producing clients. Eric has established himself as a strategic real estate partner with some of the region’s largest organizations in the financial, legal and non-profit sectors. Eric holds a BA in Finance and Marketing from the University of Pittsburgh and is a licensed real estate salesperson in the Commonwealth of Pennsylvania.
Alex Breitmayer
Mr. Breitmayer is a Managing Director at Real Estate Services Firm JLL specializing in Tenant and Landlord representation. Alex has completed over 2.5 million square feet of tenant representation transactions and has helped secure over 7.9 million square feet of landlord representation assignments. In his current role, Alex has facilitated the strategic placement and planning of Tenants in the Philadelphia CBD and surrounding suburbs through combining workplace strategy, site selection, occupancy planning, budgeting, quantitative & qualitative analysis and flexibility analysis to achieve his client’s goals. Key industries that Alex services are Legal Services, Financial Service, Technology, Non-profit and Engineering. Key transactions have included the largest lease transaction in the Philadelphia Region in 2019 as well as 3 of the 4 largest lease transactions in the Philadelphia CBD in 2023. Alex holds a BA in Finance and Economics from Saint Joseph’s University and was awarded the Mid-Atlantic Real Estate Journals top 30 under 30 in 2018.
Krista M. Kochosky, Esq.
Ms. Kochosky is chair of the Real Estate Practice at The Lynch Law Group. She has over 25 years of experience counseling clients in a variety of real estate matters. Ms. Kochosky assists real estate investors with business formation as well as acquisition and sale/leasing of residential and commercial property. She represents developers/builders and individual property owners with zoning and land use matters before municipal boards and in civil court inclusive of boundary disputes and quiet title actions. She represents commercial landlords with leasing and property management of retail space as well as residential lessors of long and short term rental properties. In addition to her assistance with transactions, she has extensive litigation experience representing clients in civil suits in state and federal courts in actions for breach of sales and construction contracts, quiet title/specific performance, and violation of consumer protection laws. She lectures frequently for the Pennsylvania Bar Institute and national programs. Her most recent presentations include “Quiet Title Actions: Primer in PA,” “Drafting and Modifying Agreements of Sale,” “The Role of Insurance and Indemnity in Business Litigation” and “Drafting & Modifying Residential Agreements of Sale” sand “Airbnb, VRBO and Short-Term Rental Leases.” Ms. Kochosky is admitted to practice before the Supreme Court of Pennsylvania, United States Court of Appeals for the Third Circuit, United States District Court for the Western, Middle and Eastern Districts of Pennsylvania, as well as the Supreme Court of West Virginia. Robert J. Iannozzi, Esq.
Robert (“Bob”) J. Iannozzi Jr. is a partner at Hamburg, Rubin, Mullin & Maxwell, P.C. He has decades of experience representing municipalities, school districts, large commercial developers, and residential property owners in zoning, land development, real estate matters, municipal law, tax assessments (School District & Taxpayer Appeals), and right-to-know law. He also has notable experience in wills and estates. Bob is solicitor to Towamencin Township, Towamencin Municipal Authority, Horsham Township Zoning Hearing Board and serves as Special Right-to-Know Counsel for Central Bucks School District. Recognized annually for his leadership in the law, since 2019, Bob has been selected to the Pennsylvania Super Lawyers List for Estate Planning & Probate, Land Use & Zoning, and Real Estate. In 2008 and from 2010-2015, Bob was annually named to the Pennsylvania Rising Stars List for the same practice areas (only 2.5% of the total lawyers under 40 in Pennsylvania receive this distinction annually). A cum laude graduate of Villanova University in 1998, Bob received his law degree from Villanova’s Charles Widger School of Law in 2001. Reed D. Lyons, Esq.
Reed Lyons, Esq. is a seasoned real estate professional with an extensive background in corporate real estate, now serving as Vice President of Campus Operations at Comcast’s Philadelphia headquarters. Reed brings a depth of experience, having practiced land use and transactional real estate law at Blank Rome LLP in Philadelphia before transitioning to the corporate real estate arena, first managing US market acquisitions and retail development projects for IKEA, and then in corporate real estate leadership roles. Reed previously served as Vice President of Navy Yard Development at PIDC, where he was responsible for driving the Navy Yard’s leasing, development and business attraction initiatives, and then as Vice President of US Corporate Real Estate Strategy & Planning at TD Bank, where he spearheaded the strategic direction of the Bank’s national corporate real estate portfolio. Reed received his B.A. in Political Science, summa cum laude, from the University of Pennsylvania and his J.D., with honors, from The George Washington University Law School.
Emily J. Friedman
Emily Friedman, a Senior Research Analyst at JLL, is the current market research lead within the Philadelphia market, contributing to day-to-day production of research materials focused on the office, life sciences and multifamily sectors. She has been with JLL for 3 years, entering the CRE field at the analyst level and growing within the company. Prior to joining JLL, Emily spent 2 years working in legal research with J. G. Wentworth creating comprehensive competitor reports and uncovering missing information from relevant court filings. She plays a crucial role in the production and review of standardized and custom pieces including media interviews, quarterly insights and statistics, and analysis to assist brokers and clients in achieving their leasing, sales, and development ambitions. Bryan P. Franey, Esq.
Mr. Franey is a partner at Manko, Gold, Katcher & Fox, LLP, an environmental and energy law firm located in Bala Cynwyd, PA. He has experience in counseling and representing clients on a range of environmental and energy matters. Over the last several years, Mr. Franey’s practice has focused on the environmental aspects of commercial transactions and brownfield development, regulatory compliance matters (particularly in the area of water quality, waste, and renewable fuels), environmental permitting, site remediation, sustainability, and renewable energy development. Derek P. Dissinger, Esq.

Paul C. Troy, Esq.

Carl N. Weiner, Esq.
Mr. Weiner co-chairs the Real Estate and Zoning Department at the Lansdale firm of Hamburg, Rubin, Mullin, Maxwell & Lupin. For over two decades, he has handled an enormous array of real estate law matters for Delaware Valley clients, ranging from zoning and land development to real-estate financing and acquisition. Frank Kosir, Jr., Esq.

If entering via the parking garage
Press elevator button to lobby. Upon exiting the elevator, please proceed to your left to the security desk located in the middle of the lobby. (It is slightly hidden behind structure beams.)
At the security desk you will receive a visitors’ pass which will grant access to the south high rise only.
You will then be directed to the southside elevators which are at the end of the walkway past the first set of turnstiles (low-rise turnstiles).
Proceed to the Wanamaker sign (which hangs above the ledge) to the second set of turnstiles (high-rise turnstiles).
Swipe your printed pass on any of the 3 turnstiles to get access to the high-rise elevators & proceed up to the 10th floor – East/West Conference Rooms (exit the elevator and proceed across the hall.)
Parking for the Institute
LAZ Parking offers 660 parking spaces on Levels P1, P2 and P3 of The Wanamaker Building. The parking garage can be accessed via Juniper Street or 13th Street between Market and Chestnut Streets
Monday through Friday daily rates are $4.00 per quarter hour.
The early bird daily rate (in by 9:00 AM and out by 6:00 PM) is $20.00, and $26.00 for up to 12 hours, if in or out after these times.
